JP Delaney is a British writer of psychological suspense. His novel THE GIRL BEFORE was an instant New York Times and Sunday Times bestseller which sold over a million copies in 40 countries. It was adapted by him for a BBC and HBO Max TV series in 2021. His second thriller, BELIEVE ME, was also a Sunday Times bestseller, as were his subsequent books THE PERFECT WIFE, PLAYING NICE and MY DARLING DAUGHTER. His sixth book, THE NEW WIFE, is being published in July 2023.

JP Delaney has previously written bestselling fiction under other names. The Carnivia Trilogy, a series of three standalone but interlinked thrillers set in present-day Venice and written under the name Jonathan Holt, was published in more than 20 countries.

I received this book on good authority that it was the gift buyers favourite book! I read the blurb and found it enticing and so started reading it as soon as I’d finished my previous book (and I was in the middle of reading a series of books). A house which is almost advertised as unobtainable, which makes it all the more alluring. But something isn’t right and it’s not the decor. Two women different situations but as similar as you like. How many times will it end in tears. I enjoyed the way it’s written, ones girls experience then back to the other. I didn’t manage to second guess the twists but was ready for it to end when it did, as I became bewildered as to how will it end? I think my mind was playing tricks on me by the end! Would I recommend this book? I’d buy it as a gift to someone who enjoys suspense, psychological obsession type reads.

    I was drawn in immediately by this story, with its gripping short chapters I knew it would be a difficult one to put down. The style of writing is very different to any other books that I’ve read which I found refreshing and the pace was just right.

    One Folgate Street is owned by an architect, Edward, who is one of the most intriguing characters I’ve ever come across. I didn’t know whether to like him or loathe him and I didn’t know whether to trust him or believe a word he said, but that aside he seems to be able to cast a spell on whoever he meets, especially women! I don’t think it’s even his money or his powerful status that does it, it’s the way he can look into your soul through your eyes and all of a sudden you’re his and nobody else’s! This is a man who gets what he wants when he wants it. Both Emma and Jane fall victim to Edwards charms.

    We know from the start that Emma is the predecessor to Jane as the tenant of One Folgate Street, we also know that this is where Emma met her maker! We follow both women’s stories from their time at the property and we soon realise how similar they are. Can Jane get to the bottom of what happened to Emma or is she destined to meet the same fate?

    Initially, you could think this was an easy story to write as a lot of what happens to Emma then happens to Jane, but as the book progresses and the stories entwine I can only describe it as an extremely clever piece of writing. Hugely addictive, I felt entranced by the story (or was it Edward 😉) I had a few different theories as to what happened to Emma and what was going to happen to Jane and whilst I wasn’t far off, I didn’t quite hit the nail on the head with this one. There was one tiny thing that bugged me a little in the story but nothing that would spoil the enjoyment of it and nothing I’m going to mention as I don’t like to give any kind of spoilers. 🙂

    When you read this book you will realise that not just anyone can rent Edwards property, you must answer a whole host of questions to say if you are the kind of tenant he is happy to have. I loved that these questions were listed throughout the book at the start of some of the chapters. These questions had me wondering how I would answer them and some of them I think could be incredible scenarios to base other books on.

    Powerful, captivating and a little saucy at times 😉 This was a great read and I’m really looking forward to watching the screen adaptation when it comes to the BBC!

    This book was an ok read. It just didn’t grab me and I found myself reading through parts really quickly just to get it finished. I personally wouldn’t recommend. I’d give a 5/10.

    The Girl Before follows the dual perspectives of two women, Jane and Emma: current and previous tenants of One Folgate Street. But One Folgate Street isn’t any ordinary house, it’s a high-tech ultra-minimalist house with a somewhat tragic history. But even stranger is the alluring and enigmatic architect of the building and his obscure rules about how the house should be lived in. For Jane, this opportunity seems perfect following her own tragic experience. But she begins to discover peculiar parallels between herself and Emma, the previous tenant. Jane seeks to find out what happened to Emma before her own life meets an equally tragic fate.

    Wow…this book certainly blew me away…I’m not even sure where to start! This book is actually one of the first thrillers I’ve read and, oh my, I will be certainly reading many more! I flew through this one in one sitting. I was never quite sure where things would turn next, but it always somehow took me by surprise and kept my eyes glued to the page with no intention of looking away. The plot was so cleverly crafted that just as you started getting comfortable it’d turn all your assumptions upside down. I promise I won’t discuss any spoilers here, although it will be very difficult not to give anything away! But here are just some of my non-spoilery-thoughts.

    I really liked the use of dual-perspective between Jane ‘now’ and Emma ‘then’. It really emphasised the many similarities between the two of them. In fact, so much that, at times, it was actually challenging keeping up with whose half of the story we were following! But in many ways this added to the dizzying narrative that purposefully sought to twist your mind in the best way possible. I really like the sub-plots of both Jane and Emma’s pasts and the aftermath they are faced with trying to deal with what happened to them. This added a lot of depth to the story and interconnected each of their stories but also tied together the overlying plot. It was also very emotionally charged, I sympathised with both women’s stories. Because of this, the twists and turns made it all the more shocking.

    I loved the setting of book: One Folgate Street. The concept of a house that tracks your emotional and physical wellbeing and seeks to change how the residents think and act fascinated me. It reminded me of an episode of Black Mirror. It was eerie and creepy but not in your stereotypical haunted house way. Instead, Delaney presents us with a modern and futuristic house that scares us in a completely different light. This is such a new and original setting for a book. In many ways we are so close to this being a reality, with all the latest gadgets, a house (or a town) with some kind of artificial intelligence is entirely possible, but also morally grey. One Folgate Street is such a creative use of setting for a thriller novel, it isn’t just the background for a mystery, it’s the heart and soul of the entire novel.

    I found there were just so many layers to this story. This is what made the plot so hard-hitting, Delaney manages to distract your attention frequently enough to confuse you what you should suspect happens next. You think you’re onto something and then that theory crumbles before you in the next chapter. But it isn’t your typical detective-mystery story either, every character has some kind of bias and some kind of weakness and it becomes hard to trust anyone. Jane plays detective as she tries to piece the story together, but we find that even she is easily swayed by her own emotions. The story is just so twisted and unpredictable that it becomes addictive, you won’t be able to stop reading.

    Overall, I adored this book. It messed with my mind, it shocked me, it surprised me, it horrified me, it fascinated me. I highly recommend if you’re looking for something slightly creepy and mysterious to read, I can guarantee that you won’t be disappointed! I particularly recommend if, like me, you’re not too familiar with reading psychological thrillers as I think this is a really great place to start. It’s easy to read and once you start you probably won’t want to stop! I hear this novel is also set to become a film soon, so you should definitely give it a read and get ahead of all the hype! Go ahead, let your mind be messed with, you won’t regret it.

    Very entertaining and interesting original writing style (personnally haven’t read any similar style)! The only reason it’s not a five-star for me is because I enjoy being breathtaken by the revealed identity of the « killer ». My very 5-star of JP Delaney is «the perfect wife », my eyes were glued to the book until the end 😊
